Lusaka, Zambia (Need to frequently go to major local markets and shopping malls for field research)
II. Job Responsibilities
Core Site Selection: Responsible for the site selection and planning of lottery sales outlets in the Lusaka area, focusing on local core markets (such as Kamwala Market, New Soweto Market, Pakati Market, etc.) and mainstream shopping malls (such as Manda Hill Mall, Levy Junction Mall, East Park Mall, etc.), and accurately selecting high-quality locations that meet the development needs of the lottery business.
Market Research: Conduct comprehensive field research, analyze core indicators such as pedestrian flow, passenger flow structure, consumption capacity, surrounding competitive situation (distribution of existing lottery outlets), commercial atmosphere and transportation convenience of target locations, form professional site selection evaluation reports, and provide data support for site selection decisions.
Business Negotiation: Conduct efficient communication and business negotiations with shopping mall management, market operators and property owners, focus on negotiating key terms such as lease price, lease term, rent payment method, decoration period, liability for breach of contract, and restrictions on the use of the site, and strive to obtain the most favorable lease conditions for the company to the greatest extent.
Contract Signing: Responsible for the drafting, review and final signing of lease agreements, ensuring that the contract terms are legal and compliant with clear rights and obligations to avoid potential legal risks; at the same time, complete the filing and handover of materials after signing.
Site Selection Compliance: Understand and abide by the relevant laws and regulations on commercial real estate, land use policies and lottery industry operation norms in Zambia, and ensure that the selected locations meet the requirements of local government and industry management.
III. Job Requirements
Educational Background: High school or above, majors in business management and marketing are preferred.
Work Experience: More than 1-2 years of work experience in commercial site selection, real estate agency, channel development or related business negotiations; candidates familiar with the local market environment and commercial layout in Lusaka will be given significant extra points.
Core Competencies: Possess excellent business negotiation skills and communication and coordination abilities, able to accurately grasp the negotiation rhythm and efficiently reach cooperation; have keen market insight and data analysis capabilities, and can accurately judge the commercial value of locations through research data.
Language Ability: Basic English communication ability (able to cope with business negotiations and contract docking) is required; candidates who can speak local indigenous languages (such as Nyanja) are preferred.
Other Requirements: Possess strong independent work ability and be able to adapt to frequent field work in Lusaka; no bad commercial credit records or criminal penalties, possess good professional quality and sense of responsibility; candidates familiar with commercial lease contract terms and with basic legal risk avoidance awareness are preferred.
IV. Salary Range
1. Salary structure of basic salary plus sales commission, with a total monthly salary of 5,000 ~ 8,000 Kwacha; there is no upper limit for candidates with strong sales ability.
